Sanlam<\/span> <\/span>Investments this week<\/b> launched the <\/span>Property Impact Fund<\/b>, an innovative equity investment vehicle that integrates sustainability and inclusion to meet South Africa\u2019s critical infrastructure needs.<\/p>\n

The fund focuses on delivering property facilities in the form <\/span>affordable housing, student accommodation, rural and township retail, education and healthcare<\/b>: sectors vital to the country\u2019s \u201cmissing middle,\u201d including teachers, nurses, police officers and entry-level professionals who make up 23-30% of the population.<\/p>\n

Kamogelo Leeuw, a portfolio manager at <\/span><\/b>Sanlam<\/span> <\/span>Investments, said the fund targets an investable opportunity set of over <\/span>R2.9 trillion<\/b> <\/span>in impact-driven property assets. \u201cInvesting in infrastructure is a way to nurture a community\u2019s potential. These infrastructure projects attract businesses, create jobs and fuels growth.\u201d<\/p>\n

\u201cFor example, there is a dire shortage of student accommodation, which is affordable, safe and in close proximity to tertiary institutions. This impacts how future generations receive education, upskill and ultimately grow our economy. Similarly in healthcare, the \u201cmissing middle\u201d should be able to receive quality medical care close to where they live, which also impacts productivity and quality of life. By investing in infrastructure, you plant a seed that lets the entire community flourish,\u201d said Leeuw.<\/p>\n

Seeded with <\/span>R1.4 billion<\/b> <\/span>by the <\/span>Sanlam<\/span> <\/span>Group, the fund has a <\/span>target size of R4 billion worth of assets under management<\/b>, aiming for returns of <\/span>CPI + 9% per annum<\/b>. It is structured as an open-ended fund with a <\/span>minimum investment in the investment-linked policy vehicle being  R50 million.<\/b><\/p>\n

The fund will target five high-growth sectors that present significant investment opportunities:<\/p>\n
